Most of the roofs we install are Elevate systems (formerly Firestone Building Products). That includes UltraPly TPO and RubberGard EPDM membranes and Elevate liquid-applied roofing, all backed by Elevate manufacturer warranties. We also install Duro-Last, and as a GAF CoatingsPro Liquid Applied Roofing Contractor we install GAF coating systems. Every project starts with an honest inspection: if your roof can be repaired or restored instead of replaced, we will tell you, and we will show you the moisture survey and photos that back up the recommendation.

What is the best roofing material for a commercial building?
For flat and low-slope roofs, TPO, EPDM, and modified bitumen are the most common choices in the DMV. TPO usually gives a good balance of cost, energy efficiency, and durability for most buildings. Metal is the longest-lasting option for steep-slope or architectural applications. We recommend a system based on your deck, drainage, rooftop equipment, and budget.
How do I know if my commercial roof needs replacement instead of repair?
Roofs that are 20 to 30 years old, have widespread membrane failure, saturated insulation, or need repairs several times a year are usually replacement candidates. Localized leaks, seam failures, or flashing problems on a roof with dry insulation can typically be repaired. We use moisture surveys and core samples to make that call objectively.
How long does a single-ply commercial roof last?
Properly installed and maintained TPO and EPDM roofs last 20 to 30 years. Annual inspections and prompt repair of small issues are what get a roof to the upper end of that range.
