Thermoplastic polyolefin (TPO) is the most widely installed commercial roofing membrane in the United States. It is reflective, resists UV and chemical exposure, and installs quickly with heat-welded seams that are stronger than the membrane itself. For most flat-roof commercial buildings in the DMV, TPO is the system we recommend most often.
TopKey designs, installs, and repairs TPO roofing systems across Maryland, Northern Virginia, and Washington, D.C. Elevate UltraPly TPO (formerly Firestone) is our standard system, and Elevate roofs make up the large majority of the membranes we install. We also install Duro-Last. Both come with full-system manufacturer warranties on qualifying installations.

TPO Roofing Questions, Answered
How long does a TPO roof last?
A properly installed TPO roof lasts 20 to 30 years. Membrane thickness (45, 60, or 80 mil), installation quality, and regular maintenance are the biggest factors.
Is TPO better than EPDM?
TPO is more reflective and its seams are heat-welded rather than glued, which generally makes it the better choice for new installations on buildings with cooling costs. EPDM remains an excellent option for repairs and for buildings where black membrane is preferred. We recommend based on your building.
Can TPO be installed over my existing roof?
Often yes. If a moisture survey shows the existing insulation is dry and code allows a second roof layer, a recover system saves significant cost. If the insulation is wet, tear-off is required.
What thickness of TPO should I choose?
We typically recommend 60 mil for most commercial buildings. 80 mil is worth the upgrade for roofs with heavy foot traffic or long warranty requirements.
Which TPO membrane do you install?
Our standard membrane is Elevate UltraPly TPO in 45, 60, or 80 mil, with Elevate warranties on the full system. For owners who prefer a prefabricated system, we also install Duro-Last and can explain how the two compare on your building.
